In the beginning of 2010 the prices for elite residential real estate saw some increase both on primary and secondary market. At the same time new objects continued entering real estate market.
The main trends which appeared in the office real estate market of Moscow Region in Q4 2009 remained in force in the first month of 2010: rental rates and sale prices are stable with some minor fluctuations and demand for office space is still vigorous.
Usually, business activity is quite low in January but the retail market saw several important events, among which there are both declarations of trade operators concerning entering Russian market and news concerning closing of some objects.
In January several new hotels were opened in Russia including one opening in Moscow. Furthermore two hotel projects in Moscow were cancelled in January.
The average price level in countryside settlements of Moscow Region didn't undergo any changes, the amount of supply was the same as last year. Some development companies announced their plans to implement new countryside projects in 2010. As the New Year holiday season finished, many developers who actively offered New Year discounts in late 2009 cancelled them.
