The monitoring presents the results of the development of the residential and commercial real estate markets of Moscow and the Moscow Region in April 2012.
The supply volume in the elite primary market by the results of April 2012 amounts to about 1, 230 elite apartments (230 thous.sq.m.). The summary number of represented in the market elite apartments posted 2% growth. The average prices for elite apartments of the primary and secondary markets displayed positive dynamics by the results of the month.
In April 2012, tenants’ and buyers’ activity in the office real estate market was preserved at a rather high level: several lease deals were concluded (see Spreadsheet below), besides, a large investment deal on the acquisition of “Bolshevik” confectionery plant in the Leningradskiy prosp. by O1Properties, where the implementation of a business-center project is planned. According to the market participants, Boris Mints’ structures have acquired 50%+1 share, and Tactis Group has acquired the remaining part of the project.
In April 2012, Light-House BC measuring approx 45 thous.sq.m. was commissioned, besides, Aquamarine III BC in Ozerkovskaya emb. entered the stage of active implementation.
The increase of hotel rooms supply under international operators’ management took place in regional cities: the opening of the Ibis hotel for 205 rooms took place in Samara. The hotel is positioned in the middle price segment, Holiday Inn (177 rooms) and Azimut (96 rooms) may be noted among the existing hotel-competitors. Besides, the Marriott Renaissance hotel (196 rooms), which is positioned in the upper segment of the market, operates in the city.
In April, new projects of hotels under international operators’ management were announced in a number of Russian cities. Thus, the construction of a multifunctional complex was launched in Rostov-on-Don, which will include the Sheraton hotel for 307 rooms. The developer of the project is Megapolis GC, the commissioning of the property is scheduled for 2014. The hotel will be meant predominantly for business tourists.
In April, the increase of professional retail real estate in regional cities increased by 100,000 sq.m. of the total area due to the opening of a retail-entertainment center RIO in Rostov-on-Don.
It was also reported in April about the planned implementation of two large projects of retail-entertainment centers in Moscow: Crocus Group company intends to build a REC under the brand of Vegas within the territory of an existing complex Crocus City, as well as in Kuntsevo. The summary area of two properties will predominantly constitute more than 500,000 sq.m.
