Статья, 31 мая 2023 РБК Исследования рынков Ипотечный рынок стабилизируется после бума 2020-2021 гг. После отличных для ипотечного рынка 2020 и 2021 годов, в 2022 году наблюдается падение показателей объемов выданных ипотечных кредитов более чем на 32% по сравнению с аналогичным периодом 2021 года.

Причинами тому послужили изменения условий льготного ипотечного кредитования в течение 2022 года, а также проведение специальной военной операции на Украине и падение реальных доходов россиян. Вместе с тем, стоит отметить, что снижение показателя в 2022 году соотносится с пиковым значением 2021 года. Если сравнивать текущие показатели с данными 2019 года, будет наблюдаться условно положительная динамика. Таким образом, в связи с изменением условий получения льготной ипотеки, ростом ключевой ставки ЦБ, а также в целом существенным объемом реализованного спроса на ипотечное кредитование рынок после пиковых значений перешел в стадию стабилизации.

Рост затрат зафиксирован в 16 из 23 изученных категориях бытовой техники. В то же время, стоит отметить, что рост затрат россиян на бытовую технику оказался существенно ниже, чем рост цен. По данным Росстата, за 2022 год, рост потребительских цен на бытовые холодильники составил 24,6%, на стиральные машины – 32,2%, электропылесосы – 20,5%, микроволновые печи – 21,7%, бытовые плиты – 14,4%, в среднем бытовая техника подорожала на 22,6%. В 2021 году, когда цены на бытовую технику росли под влиянием логистического кризиса и дефицита чипов, потребительские расходы отреагировали ростом на 16,8% (при росте цен на 12,2%).
